Traditional Real Estate Investing
Most people that are involved in commercial real estate investing have plenty of their own money and know-how to do so. Others may choose to invest in publicly traded Real Estate Investment Trusts (REIT's) to get in the big game or simply stick with smaller, more manageable, properties on their own. Additionally, these same investors may avoid even the small property approach to investing because of the "human factor" ie. the every day hassles of dealing with residents, collections, repair requests etc. etc. Doing so long enough to make the asset pay off, and be worth while, can sometimes be a very rocky road. The bottom line is there is absolutely nothing wrong with any of these potential wealth-building strategies. Diversification is usually the prudent play.
Our Alternative Approach
For those that want a more "tangible" investment as compared to a REIT, for instance, we are able to offer up a relatively "local" option where you can see exactly where the investment went. For those who invest their own capital into one of our numerous repositioning projects, they get to choose the manner in which they wish to invest.
Lender/Equity Partner
Receive a fixed interest rate return on your capital contribution auto-deposited into your chosen bank account on a fixed day each month. Additionally, this option allows you to participate in the upside of the investment ... as an equity partner. The commitment with this scenario is approximately 4-5 years depending on the asset's needs. Your partnership is secured by a legally-drafted operating agreement for that specific property.
Lender-Only Partner
Receive a fixed interest rate return on your capital contribution auto-deposited into your chosen bank account on a fixed day each month. The interest rate received would be approximately 50% higher than the equity partner's in lieu of taking an equity position. The expected commitment for this investor is approximately 2-3 years to allow for the repositioning to occur and is secured by a legally-drafted promissory note.
